A Ground plus twelve storeys over basement High-end speculative Office development with commercial use at ground floor and a single level basement. 

On a very constrained city centre location, the site, on Townsend St/ Shaw Street is diagonally dissected by an elevated viaduct serving the Dart /Dublin Belfast Rail line. The nearby Tara St Dart station will be the city centre connection to the Metrolink. 

This ambitious scheme involves construction on both sides of the rail line up to Fourth Floor Level and bridging across the rail line from Fourth Floor Level up to Twelfth, a unique first in this country. 

The viaduct brick vaulted arches are incorporated into the scheme and will provide food, beverage and retail offerings whilst contributing to the civic fabric of the locality.
