Hotel and Residential Development in Dublin City Centre

Smith+Kennedy Architects are happy to announce that a planning application has been submitted for a site extending 4,974 sqm in Georgian Dublin, just a stone's throw away from Merrion Square and Grand Canal. Our Client, Esprit Investments Ltd, owns the sites between Mount Street Upper and James’s Place East.



Brief:

Arts and Cultural Contribution:

Provision of internal and external space to satisfy the Dublin City Council requirement for 5% of the GIA of any newbuild to be dedicated to arts and cultural use.

Residential:

Provision of residential development to satisfy the stipulated 30% residential land area requirement within the site.

Hotel: Provision of a new hotel within existing Georgian units 38 to 40 Mount St Upper and within a newbuild addition on the James’s Place site. The hotel will have 300 guest rooms comprising twin rooms, universally accessible rooms and guest suites & associated facilities.


The area will benefit from a new quality hotel, a new residential development and a contribution to the arts and community. Bringing three Georgian buildings, currently used as offices, into semi-public use as part of the hotel project is a distinct gain as is restoring two other Georgian buildings to Residential use. Add to this, new residential buildings along James Place as well as a contribution to arts and community facilities, and it is easy to see how the proposal will benefit the immediate area, bringing life, especially at evenings and weekends when offices tend to be closed.

The principal Design Team consists of CORA (Civil and Structural Engineers) Axiseng (Services Engineers), Stephen Diamond (Landscape Architects), Cathal Crimmins Architects (conservation consultants), Eamon O’Boyle + Associates (Fire Consultants), Enviroguide (Environmental Consultants) and Smith + Kennedy Architects.
